Property, investments and estates in NZ

Why UK inheritance, stamp duty and capital gains tools cannot simply be relabelled.

Reviewed against linked sources · 25 September 2026

UK tax calculators are designed around UK legislation. A New Zealand version needs a different set of rules, not just a different currency symbol.

Property disposals

Tax on a property sale depends on the applicable land-sale rules, dates and circumstances. The bright-line test is one part of the analysis. A transfer involving an estate may receive different treatment, and a later sale can still need review. A simple UK capital-gains rate is not an appropriate substitute.

Investment income

Interest, dividends, PIE investments and overseas investments have distinct rules. Residency, credits and the nature of the investment matter. This version does not give a personalised liability for these investments.

Tools we provide

Use the mortgage repayment calculator for borrowing scenarios and the savings calculator for illustrative growth. Neither calculates the tax due on property sales or investment returns. We avoid presenting a zero-tax estimate where the relevant facts have not been assessed.

Before a transaction, consult the Inland Revenue guidance for the specific asset and circumstances.
